    The sizes mentioned in this offer document are indicative and subject to the approval of local planning authorities. There is a possibility of a ±15% variation in the sizes proposed in this document. In case the size of the apartment increases the buyer will be asked to pay the balance amount at the buyer rate. If the sizes decreases the balance amount will be adjusted against the other charges in the future.
  7. Is there an additional floor rise cost that will be charged to the investor?
    Floor rise will be charged as below:

    One of the advantages of this project is that the architecture of the buildings is done in such a manner that most of the units have inside view i.e. Amenities View. However units where the living room has an inside view (Amenity View) a Rs.100 premium will be charged, these units are referred as Platinum Units.
  9. What is the proposed launch price of the project?
    The launch price is proposed at a base price of Rs.3200 per sq. ft.
  10. What is the loading percentage of carpet vs super built-up ?
    The Carpet area will be 73% and the loading area will be 27%.
  11. Are there any other charges applicable?
    Yes, the current cost is only for the apartment, there will be other charges like Clubhouse charges, Maintenance, Infrastructure charges, Water (BWSSB), Electricity (BESCOM), Government taxes etc. including floor rise and premium charges.

    Land Conversion and Master Plan has been done. The plans have been submitted for approvals.

    At this stage bank finance is not available, it will be available once the project is launched and building designs approvals are sanctioned.
  17. Can the property be resold?
    Resale is possible only after the registration of the property.
  18. Will the developers help me to re-sell the property?
    Yes, The developer can help the Investor to re-sell the property, subject to market conditions. The developer will charge the investor a 3% brokerage for the re-sale.
  19. When is the entire project expected to be completed?
    Presently most of the banks fund upto 70%-80% of the consideration. However, this will be subject to financial creditability of the client.The entire project is being developed in phases and is estimated to be completed by December, 2019.
  20. In lieu of my investment what documents will I get from the Developer?
    You will get a letter of intent and receipts in lieu of the payments made. An Agreement to Sell (ATS) will be issued post approvals on realization of 25% of the unit price.
  21. Is there a penalty liable on the developer if the apartments committed to the investor are not delivered on time?
    The developer will be given an additional 6 months as grace period, following which a penalty rental of Rs.3 per square foot of the apartment area will be paid to the investor every month.
