C. Documents and Registration

  1. Who has ownership of the land?
    The promoters, their subsidiaries, and associates of the developer have legal ownership of the land.
  2. What documents will be issued through the payment schedule?
    • Token Receipt Agreement (TRA) will be issued within 30 days of Booking Amount / Down Payment realization.
    • On 70% realization of the total payment, an Agreement of Sale (AOS) will be issued.
    • On 100% realization of the total payment, a Sale Deed will be released post registration. (For Amendments, Cancellation and Refund Clauses refer to Terms and Conditions in the Product Application Form)
  3. When will I be able to register the plot?
    The unit will be ready for registration post NA conversion and on completion of the entire project.
  4. What is the eligibility criteria for registration?
    On 100% realization of the Sales Consideration (along with other charges as applicable) shall be eligible for registration.
  5. What are the Registration and Stamp Duty fees?
    • At present, 4% Stamp Duty + 1% Registration will be charged as per the guidelines prescribed by the Government or the Sales Consideration Charge set by the developer, whichever is higher.
    • In Addition, a minimum amount of Rs 10,000 per unit will be charged for every registration towards legal, liaison and adminstrative expenses. (Subject to change as per government policies)
  6. What other charges will be levied apart from the Stamp Duty + Registration fee?
    • Additional charges will be applicable for the Power Of Attorney (POA) services rendered by the developer. These charges may vary from Rs. 10,000 to Rs. 20,000 per document, depending on the State and exact requirement.
    • A requisition for any additional post-registration services / documents like the 7/12 Extract or Patta will be charged for, depending upon the property for which these are required.
  7. When will i get ownership documents for my plot after the registration is done?
    Usually it takes about 100 days post registration of the plot to receive documents from the Government. However in our experience, this process sometimes may take upto a year due to Government delays, official transfers etc. These delays are often beyond our control, but be rest assured that the developer will follow up with the local Government office and ensure your documents reach you safely.
  8. Will I receive project updates?
    Yes, the developer will send 2 updates regarding your project (usually once every 6 months) in a calendar year till the handover of the project. For some reason, if you are not receiving any update from us, please contact the developer.
  9. What is Developer's role during the registration and Handover of plots?
    While many of you may have invested in plots earlier, we realize that for many this may be the very first time. Keeping this in mind, we have a specially designated team that will take each customer through the registration and the handover process to ensure that it is a simple and delightful experience.
  10. Can the plot be transferred to someone else - without registering / during the project tenure?
    No, the plot cannot be transferred without registration. Any change of name (to non-relatives) will be considered as a resale and amendment fees will apply. Change of name of the applicant (to name of spouse, sibling, parent, in laws, children only) shall be considered subject to the exclusive discretion of Developer provided the same is accompanied with proof of relation.
  11. Will I be assisted in the resale of my property after registration? If so, what are the brokerage charges involved?
    On a best effort basis the developer can offer assistance towards a resale brokerage ranging between 3% to 5%.


D. Facility Management Services

  1. Who takes care of my property once the property is ready for Handover?
    The Developer's Facilities Management Division will provide the services mentioned below from the time the project deliverables are ready, irrespective of the property being registered in the applicant’s name or completed handover.
  2. What kinds of services will Facilities Management Division Provide?
    The services include:
    • provision for a caretaker at the project site
    • maintainance of project fencing
    • relaying of top layer of internal roads with the layout
    • clearing of bushes that may grow on the internal roads.
  3. What is the benefit of Facilities Management Services?
    The major benefit of the service is protection of the investment from encroachment & the maintenance of the deliverables to protect your investment.
  4. What are the charges for services that will be provided?
    A maintenance charge of Rs 1000 + taxes will be levied every month for a period of one year. This amount will increase by 6% every year. The maintenance charges will be levied, irrespective of property being registered in the applicant’s name or nominee having taken handover.
